Apartment Property Supervisor Job Summary:
The Apartment Property Supervisor is responsible for all operational and financial aspects of multiple apartment communities under their supervision and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the properties in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.

Apartment Property Supervisor Responsibilities:
• Provide leadership and oversight to the onsite management, leasing, and maintenance staff to ensure consistency in property operations and customer service
• Coordinate communication and timely reporting of activities between the properties and the corporate office
• Conduct Human Resource functions; recruiting, interviewing, training, development, performance reviews, salary reviews, explanation of benefits, new hire orientation, corrective action
• Evaluate current market conditions and competition to effectively position properties within their submarket
• Provide strategic guidance to onsite teams to Increase revenue while maintaining controllable expenses, including revenue collections and delinquency control
• Regularly conduct property inspections/audits to include leasing, marketing, administrative, accounting, and maintenance functions to ensure compliance with company policy
• Negotiate pricing, specifications and contract terms with vendors and contractors
• Oversee and make recommendations on property improvements and capital expenditures to improve property value and property operations
• Ensure that all property reporting is completed in a timely manner (i.e., financial reports, marketing reports)
• Prepare and implement annual operating budgets and capital expenditure plans for each property
• Have a working knowledge of software and programs used in the daily operations of the communities
• Tax credit and Section 8 portfolio supervision will require knowledge of affordable housing regulations, including, but not limited to HUD, Low Income Housing Tax Credits (LIHTC), and Bond programs

Recommended Experience:
Property Manager: Three years +. Additional training, education, and experience may be required based on the requirements for the position
